Documents Required to Buy For NA Plots ?

While buying and selling NA Plot requires several documents like Title Documents, Legal, Land Use, Tax Documents.

Title Documents :- Title Documnents like Title Deeds, Previous Sales Deeds, Encumbrance Certificate, 7/12 Extract or property Card.

Title Deeds is a document that contains information about ownership and transfer of land. 7/12 Extract provide land uses and details info about previous land owners and Pot Kharaba Land.

Land Use & Conversion Documents :- Conversion Documents contains documents like NA orders and Zoning Certificates.

NA orders confirm land is converted from agricultural land and not from already NA plots. Zoning Certificates ensures land fall under residential, commercial.

Legal Clearances & NOCs :- RERA Registration Certificates, NOC, Land Acquisition Clearance. RERA is a real estate governance authority and owned by government of India. Without RERA registration no one can buy and sell land in India.

Land Acquisition Clearance means check government had not acquired your land for government projects.

No Objection Certificates from various departments like environment, revenue, and municipality, depending on the plot location. This document is helpful when you try to sell plot.
